A home cannot fail an inspection. A professional home inspector gives you an independent, unbiased view of problems and
their possible solutions, so that you will have the knowledge you need to make a sound, informed decision. Depending
on the size and condition of the home, an inspection will take between two and three hours. Rarely more than four hours. If
at all possible, we encourage you to accompany your inspector during the inspection. We know who the boss is, we are working
for you. Ask all the questions you want. That’s why we’re here. The inspector will have a 20+ page
report ready for you before you leave the property. We review all of our reports at the end of the day and E-mail copies to
you and your agent, usually within 24 hours. If you cannot attend the inspection, we will provide the printed
report to your agent and E-mail the report to you. After reviewing your report, please call your inspector so we can discuss
the inspection and answer your questions. We take our inspection reports seriously. Every inspection is a complete
and thorough analysis of all the major systems and components in the home. The report includes a clear description of what
we've found with any problem areas noted, so you can easily identify them. There is a summary page at the end of each
report will list safety concerns and areas in need of repair. A thorough home inspection will
include the following:

~ Roof (shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other
visible roof related items)

~ Attics (insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and
other visible related items)

~ Plumbing and Fixtures (water pressure, pipe material used in the water distribution system, water
heaters, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components)

~ Interior (floors and ceilings, walls, stairs (if applicable) and banisters, sinks, cabinets,
built-in appliances, smoke detectors and other visible interior-related components)

~ Heating and Cooling Systems (furnace, air filters, visible ductwork, evaporative coolers, air conditioner
